Frequently Asked Questions

Leasing Process

Where do I sign my lease?

When do leases start?

Fall leases start the Friday before classes begin, so your group can move in early. The exact date depends on the university calendar.

When can I sign a lease for next year?

We start signing May leases with new tenants on December 8. September leases are signed from March 16 to March 26. These dates shift each year with the university calendar, so call us to confirm.

How long are leases? Can I sign a shorter one?

Leases run for a full year. September leases run from September through August, and May leases start in May. We don't offer shorter leases.

How do I schedule a showing?

Call us at (734) 663-5609, and we'll set up a time. Phone is the fastest way to reach us. Please call a few days ahead; as a courtesy, we give our current tenants notice before every showing.

How do I pay rent?

[PLACEHOLDER: Pending. Sam mentioned moving to Rent Manager. Answer depends on whether online payment is live at launch.]

Can I join a waitlist for a house?

Yes. Before lease dates open, you can be placed on a waitlist for a specific property. A $1,000 deposit is required, paid by check or cash. Call us to get on the list.

Are there application or cleaning fees?

No. We don't charge application fees or cleaning fees.

Properties

Which utilities do I pay?

Tenants pay utilities. Each listing shows which ones apply, such as electric, gas for cooking, or all utilities.

What's the difference between a whole house, a multi-unit, and an individual unit?

A whole house is one lease for the entire property, usually for a group of friends. A multi-unit lease covers a floor or a group of units in a larger building. An individual unit is one apartment on its own lease. Each listing shows its lease type.

How do I search for a house?

Search by number of bedrooms. If there are six of you, look at six-bedroom houses. You can view results as a list or on a map. Not sure what fits? Call us.

How do I know if a house is still available?

Each listing shows whether a property is available and when. Available houses appear first in search. Houses go quickly once leasing opens, so call us to confirm before you plan around one.

Does the house have laundry?

Most do, but the setup differs. Some have laundry in the unit, some in the building, and some in an adjacent building. The listing says which.

Does the house have central air?

Some do and some don't. Each listing shows it.

Does every property have parking?

No. Parking varies by property, and each listing shows how many spaces come with it.

Can I see a floor plan before I visit?

Yes, we have one. Floor plans appear on the listing page.

Are the houses furnished?

Yes. Our houses and apartments come furnished, so you don't need to move furniture in.

General

What should I know before I move in?

Return your inventory checklist within one week of moving in, and read our short list of house rules: toilet paper only down the toilet, no Drano or Liquid-Plumr, and keep the front lawn clean, since trash tickets start at $220.

How do I report a maintenance problem?

Use the form on our Maintenance page or call us.

Can I have a pet?

No. We don't allow pets in any of our houses or apartments. Waterbeds aren't allowed either.

Lawn and Snow

Who takes care of the lawn and snow?

We mow the lawns at many of our houses ourselves. Your lease spells out who handles lawn care and snow at your property.

Pay Rent

When is rent due?

Rent is due on the 1st of each month. Payments received after the 15th are considered late. See your lease for the full late fee policy.

My roommates and I share a house. Do we each pay separately?

Each tenant has their own Rent Manager account and pays their share. If your group has a different arrangement in your lease, follow that. Call us if you’re not sure.

How do I set up my Rent Manager account?

You’ll get an email invitation from Rent Manager once your lease is signed. Follow the link to create your password. If you can’t find the email, check your spam folder or call us and we’ll resend it.

Can I still pay by check?

Yes. Make checks payable to Copi Properties LLC and mail or drop them off at our office. We encourage online payment because it’s faster, it’s free by bank transfer, and you get a record of every payment.

Can I set up automatic payments?

Yes. Once you’re logged in, you can schedule recurring payments so rent goes out on the same day each month. You can change or cancel autopay anytime.
