Fall leases start the Friday before classes begin, so your group can move in early. The exact date depends on the university calendar.
Leases run for a full year. September leases run from September through August, and May leases start in May. We don't offer shorter leases.
[PLACEHOLDER: Pending. Sam mentioned moving to Rent Manager. Answer depends on whether online payment is live at launch.]
Yes. Before lease dates open, you can be placed on a waitlist for a specific property. A $1,000 deposit is required, paid by check or cash. Call us to get on the list.
No. We don't charge application fees or cleaning fees.
Tenants pay utilities. Each listing shows which ones apply, such as electric, gas for cooking, or all utilities.
A whole house is one lease for the entire property, usually for a group of friends. A multi-unit lease covers a floor or a group of units in a larger building. An individual unit is one apartment on its own lease. Each listing shows its lease type.
Each listing shows whether a property is available and when. Available houses appear first in search. Houses go quickly once leasing opens, so call us to confirm before you plan around one.
Most do, but the setup differs. Some have laundry in the unit, some in the building, and some in an adjacent building. The listing says which.
Some do and some don't. Each listing shows it.
No. Parking varies by property, and each listing shows how many spaces come with it.

Use the form on our Maintenance page or call us.
No. We don't allow pets in any of our houses or apartments. Waterbeds aren't allowed either.
We mow the lawns at many of our houses ourselves. Your lease spells out who handles lawn care and snow at your property.
Rent is due on the 1st of each month. Payments received after the 15th are considered late. See your lease for the full late fee policy.
Each tenant has their own Rent Manager account and pays their share. If your group has a different arrangement in your lease, follow that. Call us if you’re not sure.
You’ll get an email invitation from Rent Manager once your lease is signed. Follow the link to create your password. If you can’t find the email, check your spam folder or call us and we’ll resend it.
